Highlighting Positive Community News and Stories from the Downingtown Area

Monthly Real Estate Round Up

Aug 11, 2025 | 19335

Welcome to this Month’s Real Estate Round Up in 19335!

Each month, 19335GO! partners with Long & Foster agent Karen Boyd to bring the community insight into the current housing market in the Greater Downingtown area.

In addition to CRAZY hot weather, the month of July brought steady activity to the 19335 housing market!

Our area remains relatively strong but is showing signs of gradual normalization compared to the frenzied pace of the past few years. What does that mean?

  • Homes selling for closer to list-price, suggesting more room for negotiation than compared to the Spring housing market & other recent peak times.
  • Days-on-market average for 19335 is about 12 days, still indicating strong buyer interest and relatively fast movement.
  • A bump in inventory — meaning more choices for buyers. Frankly, that ALWAYS happens in our area every Summer!

INSIDER TIP: We may not be at the overheated seller’s market pace of early 2022–2023, but our 19335 area still favors sellers slightly — especially sellers pricing strategically and having their properties in top showing condition!

Thinking about selling? In the past years your home’s value — and your equity — likely shot up. So if you are thinking about moving, the equity you have in your home could be a big help.
