By: Karen Boyd, Long & Foster
Our Downingtown real estate market is officially in full spring mode, but it looks a little different than the frenzy we’ve seen in past years.
What’s Happening Right Now
- Prices: Still rising, but at a steadier pace
- Inventory: Slightly improving (finally giving buyers more options)
- Days on Market: A bit longer, but well-prepared homes still move fast
- Buyers: More selective and value-focused
We’ve moved from “anything sells instantly” to “price it right or it sits.” That is because spring 2026 buyers are thoughtful. They are willing to compete, but only for homes that show well and feel worth it.
In Downingtown strong demand continues thanks to:
- Our amazing Downingtown Area School District
- Location, lifestyle, and long-term value
- Consistent buyer interest, even with higher rates
The Bottom Line
As we enter into May home sellers should consider that, with the right strategy, they can still have the advantage. And home buyers do have more opportunity but need to act decisively.
