Welcome to this Month’s Real Estate Round Up in 19335!
By: Karen Boyd, Long & Foster
Each month, 19335GO! partners with Long & Foster agent Karen Boyd to bring the community insight into the current housing market in the Greater Downingtown area.
In Downingtown we have been enjoying such gorgeous outdoor weather with slightly chilly breezes — is it too early for us to say “Happy Autumn”?!
It’s been a bit of a roller coaster in our local housing market. Both high list-prices and sold-prices the beginning of the year; then there were dampened prices in mid-to-late spring when the interest rates rose; BUT in mid-summer the sold-prices bounced back a bit. NOT as high as early 2025, but not as low as mid-to-late spring.
So what about the end of summer?
August brought with it an unexpected plot twist: increased inventory throughout our area, resulting in a more balanced seller market/buyer market scenario. As housing inventory (more listings) increased, high — but slightly easing — mortgage rates have tempered housing demand.
INSIDER TIP: Going into Autumn with more competition and softer buyer activity means home sellers must meet the moment and respond decisively with smart, competitive pricing and targeted marketing strategies.
