Monthly Real Estate Round Up – August 2026

As summer winds down, our Downingtown housing market remains active, with buyers becoming increasingly selective. We continue to see a shift away from the frenzied market of recent years and toward a more balanced environment where pricing, preparation and presentation really matter.

Homes that check the right boxes are absolutely still selling, and many are generating multiple offers and selling above asking price. But buyers have more choices today, and homes that are overpriced, need significant updating, or don’t show their best are taking longer to sell.

What We’re Seeing

  • Inventory has improved, giving buyers more choices than they had earlier in the year.
  • Well-priced, move-in ready homes remain the standouts. Buyers are responding quickly when a home offers the right combination of condition, location and value.
  • Not every home is selling immediately. August sales are showing a noticeable range in market times, which is another sign that buyers are being more deliberate about what they purchase.
  • Pricing matters more than ever. The strategy of simply “testing the market” with a high price can result in fewer showings, longer days-on-market and eventual price reductions.
  • Downingtown continues to command strong buyer interest, thanks to its highly regarded schools, convenient location, parks & recreation, restaurants, shopping, train access and proximity to major commuting routes.

For Sellers:

  • Preparation + Presentation + Pricing = your winning combination. With buyers having more homes to choose from, your property must stand out.
  • Don’t underestimate the importance of the “little things.” Freshening, decluttering, repairs, staging and professional marketing can make a meaningful difference in how buyers perceive your home.
  • Price for today’s market, not yesterday’s. The best pricing strategy creates urgency and competition rather than leaving your home sitting on the market.

For Buyers:

  • Increased inventory means buyers can compare properties and be a little more thoughtful than they could during the height of the seller’s market.
  • But don’t confuse a more balanced market with a slow market. The best homes can still move quickly, particularly when they are well-priced and beautifully presented.
  • Be ready when the right house appears. Pre-approval, a knowledgeable local Agent and a clear offer strategy can still make the difference when competition arises.

Bottom Line

In our Downingtown area during August buyers were still buying and sellers were still selling, but the days when almost any home could hit the market and immediately attract a frenzy of offers are largely behind us.

Today’s successful sellers are the ones who prepare thoughtfully, price strategically and market aggressively. And today’s buyers have something they haven’t enjoyed in quite some time: more choices and a little more negotiating power.
