Welcome to this Month’s Real Estate Round Up in 19335!
By: Karen Boyd, Long & Foster
Each month, 19335GO! partners with Long & Foster agent Karen Boyd to bring the community insight into the current housing market in the Greater Downingtown area.
Market Balance with Buyer Opportunities
In December the 19335 housing market continued to show signs of a balanced yet active market, with price stability and steady sales activity even during the typical Winter slowdown! Properties are selling in roughly 25–40 days on average, depending on price point, condition, and location. Yes, that is slightly slower than peak Spring months BUT typical for December. Housing inventory remains moderate, not deeply low but not oversupplied either, giving buyers real options while keeping competition in play.
What This Means for Buyers & Sellers:
For Sellers:
– Balanced conditions offer good pricing power in desirable neighborhoods.
– Buyers this Winter are typically more serious, so timing an offer or negotiation thoughtfully can pay off.
– With inventory not inflating dramatically, sellers can still achieve strong sale prices with good preparation and marketing.
For Buyers:
– More inventory than peak selling months means options, including properties that may have had price adjustments.
– Slower Winter market can translate to better negotiation leverage on price, inspections, and closing timelines.
– Mortgage rates and buyer demand trends are stabilizing, making it a smart time to evaluate needs rather than chase peaks.
Cheers to you & yours and HAPPY 2026!
– Karen
