May 8, 2025 | 19335

Welcome to This Month’s Real Estate Roundup with Karen Boyd

19335GO! has recently partnered with Karen Boyd, a local four-generation family member and Top Listing Agent in Pennsylvania for Long & Foster, to bring the community a monthly roundup of the current housing market in the Greater Downingtown area.

Each month, Boyd will bring readers the latest insights, market trends, and noteworthy shifts in the real estate landscape; both locally and beyond. Whether you’re a homeowner, buyer, seller, or simply keeping an eye on the market, this roundup is your go-to source for informed updates, expert analysis, and practical takeaways. Let’s take a look at what’s been driving the market this month and what it means for you…

Introducing Real Estate Expert Karen Boyd

April had no fools when it came to the 19335 housing market! Nationwide interest rates went down slightly, and in our area resale homes SOLD for 9.51% higher this month compared to April 2024. Plus, we are finally out of the winter market doldrums! “For-Sale” homes are popping up like spring dandelions in all price ranges!

“But what about those tariffs?” You might ask.

And the short answer: No significant impact for now here in the 19335 residential real estate market! Tariffs target goods, not real estate transactions, and local real estate is a local asset driven more by jobs and interest rates. Additionally, ours is a residential home, not vacation home area, and foreign investment is very minor in our residential real estate market.

INSIDER TIP: Looking to list your house this spring? The National Association of Realtors’ “Buyer Trends” study showed that the three outdoor projects to get you terrific ROI are:

  • Sealing your driveway
  • Putting down a thin layer of mulch
  • Potted plants that are red or yellow (or both!) in color
