Monthly Real Estate Round Up – May 2026

The spring market is in full swing across the Downingtown area, and May continued to show strong buyer demand, improving inventory, and steady home values.

While buyers are finally seeing a few more homes come on the market compared to earlier this winter, inventory still remains tight. And that is especially true for move-in-ready homes in desirable neighborhoods and within the Downingtown Area School District. Well-prepared and properly priced homes are still selling quickly, and in many cases receiving multiple offers.

Today’s market is also becoming more selective. Buyers are paying closer attention to condition, updates, and overall presentation. Homes that shine online and in person are seeing the strongest activity.

May 2026 Market Highlights

  • Inventory has improved slightly compared to early 2026
  • Buyer demand remains strong throughout Chester County
  • Well-priced homes are still selling quickly
  • Move-in-ready homes continue to generate the most interest
  • Buyers are becoming more selective on condition and pricing
  • Proper preparation and first impressions matter more than ever
  • The market feels more balanced than the peak frenzy years, but competition still exists

For sellers: Curb appeal, staging, professional photography, and strategic pricing continue to make a major difference.

For buyers: Preparation is key. Fully pre-approved buyers who act quickly on strong homes are having the most success.

Overall, our Downingtown area housing market remains healthy, competitive, and active heading into summer!
