Welcome to this Month’s Real Estate Round Up in 19335!
Each month, 19335GO! partners with Long & Foster agent Karen Boyd to bring the community insight into the current housing market in the Greater Downingtown area.
The Chester County Planning Commission recently released their annual Housing Report, which details housing sales and new construction in order to both provide a better understanding of the county’s latest real estate trends, plus help guide planning decisions for future housing needs. Click here to view the full report. It notes that the median home sales price reached $525,000 in 2024 — the highest in Chester County’s history, even after adjusting for inflation. This marks an increase of nearly $150,000 since 2020.
INSIDER TIP: When buying a home, ask for utility bills and service provider info before making an offer.
I always ask home sellers for a recent 12-month utility summary — it’s a small step that gives my buyer clients a clearer picture of what living in the home will really cost.
- Monthly costs like heating, cooling, electric, water, sewer/trash can vary widely by home, especially in older or larger houses.
- Knowing the average utility costs helps buyers budget realistically — and sometimes even compare one home to another more accurately.
- It can also uncover potential red flags (e.g., drafty windows, outdated systems, or high water usage from landscaping or leaks).
